Villa Pool Construction: Cost and Process

Villa Pool: Luxury or Standard?

Adding a pool to a villa project is one of the most effective ways to increase the value of the property and enhance quality of life. However, pool construction is a complex process that requires attention in terms of design, technical infrastructure, and maintenance. In this guide, we discuss the cost, process, and options for villa pool construction.

Pool Types

Skimmer Pool

The most common system where water is filtered through skimmer devices placed on the pool edge. It has the lowest installation cost and is the simplest to maintain. The water level is kept 10–15 cm below the pool edge. An economical and functional choice for family villas.

Overflow Pool

Water flows evenly from the pool edges into drainage channels; it is then filtered and pumped back. It is aesthetically superior; the water surface reflects the deck floor. It is 20–30% more expensive than a skimmer pool and requires a larger technical room.

Infinity Pool

These pools, where one or more edges appear to open into infinity, are ideal for scenic land and hillside villas. It has the highest design and engineering cost; maintenance is also relatively complex.

Natural / Biological Pool

These systems, filtered by aquatic plants without using chemicals, are preferred in ecological villa projects. Although the installation cost is high, there are no chemical expenses.

Construction Process

1. Design and Permit (2–4 weeks)

The pool size, shape, depth, and location are determined together with the architect. Municipal permit (separate license required in some areas) and pool structural calculation are completed at this stage.

2. Excavation (3–7 days)

The pool pit is dug with construction machinery. The presence of rock in the ground or high groundwater can increase excavation time and cost.

3. Steel Frame and Concrete (1–2 weeks)

The pool shell is formed with shotcrete or formed concrete on double-sided steel mesh. Concrete thickness is generally 25–30 cm.

4. Waterproofing and Technical Installation (1 week)

After waterproofing membrane application, piping, drainage, skimmer, or overflow channels are laid. Filtration, pump, and chlorine/salt system are installed.

5. Cladding (1–2 weeks)

The interior surface is coated with mosaic, porcelain, natural stone, or pool paint. The chosen cladding affects both aesthetics and maintenance cost; mosaic is long-lasting but expensive.

6. Deck and Landscaping (2–3 weeks)

The pool surroundings (deck) are clad with antique stone, wood composite, or tiles; garden arrangement is completed.

7. System Tests and Filling

After all systems are tested, the pool is filled and the water chemistry is balanced. Initial chemistry balancing can take 3–5 days.

Cost Table (2026 Turkey)

Pool TypeSizeEstimated Cost
Skimmer, mosaic cladding5×10 m₺800,000 – ₺1,200,000
Overflow, porcelain cladding5×10 m₺1,200,000 – ₺1,800,000
Infinity pool6×12 m₺2,000,000 – ₺3,500,000+
Heating system addition₺150,000 – ₺400,000

Note: Prices vary depending on ground conditions, cladding preference, and region.

Annual Maintenance Costs

  • Chemicals (chlorine, pH balancer): ₺15,000–₺30,000/year
  • Electricity (pump, lighting): ₺20,000–₺50,000/year
  • Professional maintenance service: ₺30,000–₺80,000/year
  • Winter closing and opening: ₺10,000–₺20,000/season

The Importance of Planning the Pool in the Pre-Project Phase

Planning the pool infrastructure (pipes, technical room, electrical connections) together with the villa construction is 30–40% more economical than adding it later. Laying pool piping routes during shell construction provides this saving.

Conclusion

A villa pool, with correct design and engineering, is an investment that both contributes to property value and provides high living comfort. As Tunahanyeniçeri, we plan and implement pool design and construction in an integrated manner with the main structure in your villa projects.
