Reinforced Concrete House
Concrete houses supervised by an engineer, from soil survey to occupancy permit
Reinforced Concrete House Construction Service
Reinforced concrete combines the compressive strength of concrete with the tensile strength of steel rebar, and most homes in Turkey are built this way. Done properly, it lasts a very long time. But quality depends heavily on what happens on site: the concrete class, rebar placement, cover, vibration and curing matter as much as what is written on the drawings.
On concrete houses we start with a soil survey and have the structural design prepared to TBDY 2018. We use C30 or higher concrete with B420C rebar, and near the coast around Şile we keep the concrete cover generous because of the humid, salty air. Test samples are taken at every pour, and the independent building inspection firm (yapı denetim) is on site at the key stages.
Advantages of Reinforced Concrete Houses
Durability: A properly designed concrete building is safe in earthquakes. Concrete does not burn and keeps its load-bearing capacity in a fire for a long time.
Long Lifespan: With good materials, adequate cover and careful workmanship, a service life of 100 years or more is possible.
Sound and Heat: The mass of concrete reduces noise transfer and stores heat. It still needs external insulation to meet the TS 825 thermal standard.
Design Flexibility: Cantilevers, large terraces, basements and varying storey heights are straightforward in concrete.
Construction Process
The soil survey, architectural, structural and services drawings are prepared, the building permit is issued by the municipality, and a contract is signed with the building inspection firm. Then come excavation, foundation, columns, beams and slabs, walls, plaster, services and paint. Formwork and curing times make it slower than steel or prefab, and it is worth knowing that from the start.
Before every pour we check the rebar against the drawings: bar sizes, spacing, stirrup spacing at the joints and cover. After the pour the concrete is kept wet while it cures, which matters most in summer to prevent cracking. When the building is finished we follow the process through to the occupancy permit (iskân).
