A villa, unlike a standard house, needs a design made for its plot. The view, slope, sun and wind shape the plan directly. In Şile, sea-facing elevations take the full force of the poyraz, the north-easterly wind, so large glazed areas on that side need to be checked for both heat loss and wind load. We work on the architecture and the structure together from the beginning, so the design does not have to be compromised later.
A villa might include large living areas, bedrooms with en-suite bathrooms, covered parking, terraces, a pool and landscaped gardens. The structure can be steel, concrete or a mix of both, for example a concrete basement and ground floor with a light steel upper floor. We choose materials with you using physical samples.
How We Work on Villa Projects
Custom Design: Each villa is planned from scratch around the plot, the view and how your family lives.
Materials: Windows, cladding, insulation and sanitaryware are chosen together from samples, and the quote names the brand and model.
Engineering Supervision: Every stage from foundation to roof is overseen on site by a civil engineer.
Turnkey: Design, permits, construction, pool, landscaping and interiors under one contract.
Villa Construction Process
At the first meeting we walk the plot together and talk about your needs and budget. A concept is prepared from that, and the plan is refined through architectural drawings and 3D visuals. Construction starts once the soil survey, structural design and building permit are in place.
During construction we send regular progress reports with photos. We do not go ahead on material or detail decisions without your approval. After handover we continue to provide technical support on things like the roof, facade and services.
