Tunahan Yeniçeri is a civil engineer based in Şile. We build light steel houses, prefab houses, reinforced concrete houses and villas, and we take them from the first site visit through permits to handing over the keys. With steel and prefab systems, part of the work is done in the factory and part on site. However well the profiles are made, a missing connection or a badly placed anchor bolt means the frame will not behave the way it was designed to.
The mistakes we see most often on other sites are missing screws and bolts, wall panels without their diagonal bracing, and bottom tracks that do not sit properly on the foundation. None of this shows in the first year. It shows up a few years later as cracks, sticking doors and windows, or distortion. Insulation is similar: a vapour barrier on the wrong side causes condensation inside the wall, and the steel starts to rust. Turkey's seismic code (TBDY 2018) applies to light buildings too.
A safe building is not luck. On our projects the engineer follows the installation on site, and we do not move to the next stage until the foundation, frame, connections and insulation have been checked. Once a wall is closed, you cannot see what is inside it.

Why Steel and Prefab Houses?
A light steel house is framed with galvanized, cold-formed steel profiles. It is much lighter than a concrete building, and since earthquake forces are proportional to mass, that difference matters for safety. Most of Turkey carries some level of seismic risk, which is the main reason people choose light steel for a permanent home.
A prefab house is built from wall and roof elements made in a factory, usually sandwich panels, and put together on site. Factory production keeps dimensions consistent and shortens the time spent on site. The upfront cost is low, which makes it a sensible option for a summer house, a weekend place or a permanent home on a tight budget. The trade-offs are less design freedom and a shorter lifespan than light steel.
Both systems are usually finished much faster than conventional concrete construction, because there is no formwork and no waiting for concrete to cure. Which one suits you depends on the zoning of your plot, the ground, how many months a year you will live there, and your budget. We work that out together after seeing the land, and a civil engineer oversees the job from design to delivery.
