How Steel and Prefab Houses Differ from Concrete

Light steel and prefab houses are both systems where the structural elements are made in a factory and assembled on site. Their main differences from concrete are weight and speed. A light steel house is much lighter than a concrete one, and since earthquake forces are proportional to mass, that is a real advantage. With most of Turkey at some seismic risk, it is the main reason people choose steel for a permanent home. Factory production reduces dimensional errors, but the quality of the assembly on site still decides the result.

A prefab house uses more standardized dimensions and is usually built with sandwich panels. It is cheaper and quicker to put up; the trade-off is less design flexibility and a shorter lifespan than steel. Both systems are usually finished 40-60% faster than concrete. Which one suits you depends on the plot's zoning, the ground, how you will use the house and your budget, and we work that out together after a site visit.

Advantages of Steel and Prefab Houses

Earthquake Performance: A light steel frame attracts smaller seismic forces because of its low mass. Bracing and rigid connections carry horizontal loads down to the foundation. Designed to TBDY 2018 and fully assembled, it performs well in an earthquake.

Quick Assembly: Elements are made in the factory and assembled on site. Being 40-60% faster than conventional construction cuts labour and waiting costs. With no concrete to cure, cold weather has less effect, although roof and facade work still stops on wet, windy days.

Energy Efficiency: Stud cavities and panel cores are filled with insulation. Steel conducts heat well, so continuous insulation on the outside is essential to avoid thermal bridges. Walls insulated to TS 825 noticeably lower heating and cooling bills.

Cost: Standardized production reduces waste and a short build reduces labour. A turnkey quote with every item listed makes the budget easy to follow. Because steel prices move, quotes are only valid for a short period.

Environment: Steel is recyclable and prefab production creates little site waste. If the building is taken down, much of the material can be reused.

How Are Steel and Prefab Houses Built?

The process starts with understanding your needs and visiting the site. We assess the plot's ground, zoning status and surroundings and commission a soil survey. The architectural design is prepared, and a 3D model lets you see the house before it is built. Once the structural calculations are done and the permit is issued, factory production begins.

On site the foundation is poured, the steel frame from the factory is erected, wall panels are fixed, insulation goes in and the services are completed. A turnkey job also includes paint, flooring, kitchen and bathroom. We check each stage on site before it is closed up, because once a wall is closed you cannot see a mistake inside it.
