What is a Single Story Steel House?

A single story steel house is a home whose load-bearing frame is made of galvanized, cold-formed (light gauge) steel profiles. The profiles are cut and punched in the factory to match the drawings, then screwed and bolted together on site. The wall cavities are filled with stone wool or glass wool and closed with boards and exterior cladding. Because the house is far lighter than a concrete one, the load on the foundation is small and so are the earthquake forces acting on it.

We build single story steel houses from a 30 m² garden cabin up to a 200 m² family home. Plans are drawn for the plot, not picked from a catalogue: slope, orientation and how you will use the house all shape the layout. Around Şile and Ağva many houses start as summer homes and become permanent a few years later, so we recommend specifying insulation for winter use from the start, in line with the TS 825 thermal standard.

Advantages of Single Story Steel Houses

Earthquake Performance: A light steel house is much lighter than a concrete one, and seismic forces scale with mass. Designed to TBDY 2018 and assembled with every connection in place, it performs well in an earthquake.

Fast Build: A single story steel house takes about 45-60 days on average. With no formwork and no curing time, that is 50-60% quicker than conventional construction.

Energy Efficiency: The stud cavities are filled with insulation and a continuous layer goes on the outside, which breaks the thermal bridges the steel would otherwise create and keeps heating bills down.

Long Lifespan: Galvanized profiles resist corrosion, and near the sea we use a heavier zinc coating (for example Z275). If water is kept out of the walls and the house is maintained, a service life of 50 years or more is realistic.

Cost: Short time on site and little material waste keep labour and overheads down. The grade of steel and insulation you choose still makes a noticeable difference to the price.

Construction Process

We start by walking the plot. We check the zoning status, commission a soil survey, draw the architectural plans around your needs and have the structural calculations done to TBDY 2018. The foundation type follows from the soil report; for single story steel houses it is usually a raft or strip foundation. Work on site begins once the building permit is issued.

When the foundation concrete has gained enough strength, the anchors are set and the steel frame goes up. Then come the roof, sheathing, waterproofing and insulation, exterior cladding, electrics and plumbing, and interior finishes. We check each stage before moving on, because a missing connection inside a closed wall cannot be seen later. As a turnkey contractor we handle all of it.
