How to Prepare a Villa Architectural Project?

Architectural Project: The Foundation of Villa Construction

One of the most critical stages of villa construction is the preparation of a correct and comprehensive architectural project. An incomplete or erroneous project can lead to cost increases, time losses, and even demolition orders during the construction process. In this guide, we address the stages, content, and points to pay attention to in a villa architectural project.

Stages of the Architectural Project

1. Preliminary Meeting and Site Analysis

The project process begins with a comprehensive briefing meeting with the property owner. The following are determined at this meeting:

  • Usage needs (number of bedrooms, private areas, pool, garage, etc.)
  • Budget framework
  • Aesthetic preferences and reference visuals
  • Estimated construction timeline

Within the scope of site analysis, the following are examined: plot size and shape, road frontage, view direction, topography (slope, elevation differences), neighboring structures, sun and wind direction, preliminary ground assessment.

2. Preliminary (Concept) Project

This is the first draft work prepared by the architect based on site and briefing analysis. The preliminary project includes:

  • Site plan (placement of the building on the plot)
  • Floor plans (layout scheme for each floor)
  • Facade views (at least 2–4 facades)
  • Sections
  • 3D renders or draft perspectives

At this stage, the owner's revisions can be freely applied to the project; therefore, sufficient time and care must be given to the preliminary project. The earlier changes are made, the lower the cost and time impact will be.

3. Final Project

This is the stage where the approved preliminary project is developed in more detail. All dimensions, material selections, and technical requirements are clarified. The ground is prepared for the permit application to the municipality.

4. Implementation Project

This is the detailed technical drawing set that is applied one-to-one during construction. It covers the following disciplines:

  • Architectural: Detailed floor plans, facades, sections, door-window details, staircase details, roof plan
  • Structural/Reinforced Concrete: Foundation, column, beam, slab, and roof load-bearing system calculations and drawings
  • Mechanical Installation: Water, sewage, rainwater, natural gas, heating/cooling systems
  • Electrical Installation: Power current, low current (smart home, security, network infrastructure)
  • Thermal Insulation Project
  • Landscape Project (optional but recommended)

5. Permit Process

The prepared projects are submitted to the relevant municipality or provincial special administration to obtain a building permit. The permit process can take an average of 1–4 months; this period depends on the municipality and the completeness of the project.

Documents required for the permit:

  • Photocopy of title deed
  • Zoning status document
  • Application sketch
  • Architectural, structural, mechanical, and electrical projects
  • Ground survey report (mandatory in most municipalities)
  • Energy identity certificate (in pre-approval)

What a Good Architectural Project Should Have

  • Placement compatible with site slope (minimizing excavation-fill)
  • South-facing living areas and large glass surfaces
  • Plan decisions focused on natural ventilation and lighting
  • Privacy–view balance
  • Accessible positioning of technical volumes (boiler room, technical room, storage)
  • Detailed drawings to prevent surprise costs during implementation

Project Costs (2026 Turkey)

Project TypeEstimated Cost Range
Architectural preliminary project₺50,000 – ₺150,000
Full implementation project (architectural + structural + installation)₺150,000 – ₺400,000
Project management and supervision3–5% of construction cost

Note: Varies by villa size, location, and chosen architect.

Who Should Prepare the Project?

In Turkey, architectural projects for buildings can only be prepared and signed by licensed architects registered with TMMOB. Structural projects are carried out by civil engineers, and installation projects by engineers in the relevant discipline. Projects obtained from "drafters" or "technicians" create legal problems and endanger structural safety.

Conclusion

The architectural project is the "genetic code" of villa construction. The more correctly and comprehensively the project is prepared, the smoother the construction process will proceed and the more predictable the cost will be.
